The seller will provide an abstract showing a clear and marketable title. If desired, the buyer is responsible for title insurance at their cost. Real Estate Taxes will be prorated between the seller and buyer for 2026. Any assessessment will be paid by the seller in the year of closing.  Immediate Possession of lawn (minus alfalfa field) and quonset will be granted at the signing of the purchase agreement and recieving the earnest money.
